UAE Golden Visa 2026 — Requirements, Fees & Application Guide What Is the UAE Golden Visa in 2026?

The UAE Golden Visa is a 5- or 10-year renewable residence visa that does not require a sponsor or employer. Introduced in 2019 and expanded significantly since, it now covers investors, entrepreneurs, outstanding talents, scientists, doctors, engineers, artists and their families. In 2026 the programme remains the most attractive long-term residency option in the Gulf.

Updated Eligibility Categories (2026)

Investors

Investors qualify with a public investment of AED 2 million, or a property investment of AED 2 million (previously the property threshold changed and was reduced for certain cases — check current ICP guidelines). Investor visas are typically valid for 5 years.

Real Estate Investors

Property worth at least AED 2 million qualifies, including off-plan properties worth the same amount, provided the investment is retained for at least 3 years. Mortgaged properties are accepted if the amount paid is AED 2 million or more.

Entrepreneurs

Entrepreneurs qualify with an existing project valued at AED 500,000 or more, or with approval from an accredited UAE business incubator.

Outstanding Talents & Professionals

Scientists, doctors, engineers, artists, athletes and people with exceptional talents can qualify with an approval letter from the relevant UAE authority (e.g. Ministry of Culture, or their professional body) — a salary threshold is not always required.

Salaried Professionals

Professionals with a university degree, a monthly salary of AED 30,000 or more, and a valid employment contract in the UAE qualify for the 10-year visa in many categories.

2026 Costs

Golden Visa application fees through ICP typically range from AED 4,000 to AED 6,000 including application, issuance and Emirates ID. Medical fitness tests, typing center service fees and status adjustments add AED 500–1,500 depending on the emirate and whether you're inside or outside the UAE when applying.

How to Apply — Step by Step

  1. Confirm eligibility with the ICP or a licensed typing center (documents differ per category)
  2. Prepare documents: passport, proof of investment/salary/talent, health insurance, photos
  3. Submit through ICP: via the smart app, website, or a typing center for assistance
  4. Medical fitness test at an approved centre
  5. Approval & stamping: the visa is stamped, then the Emirates ID application follows
  6. Family: spouse, children and parents can be sponsored on the same visa
